Starting with only four founding members, the real estate subsidiary of Harita Group ventured into a new territory with a passion in property, and the drive to scale and expand into a fast-growing real estate developer.
The first project Banara Serpong was launched as a trial project for the company to gain experience as a real estate developer.
Despite launching just before the real estate bear cycle of 2016, Banara Serpong managed to sell 60% of the houses during launch.
CHL has achieved 91% units sold per Jan-2022.
CHL believed in the high potential of Sentul Selatan’s prime location relative to the acquisition price.
With the prospects and demand for mountainside resort-living residential developments, as well as the knowledge that AEON Mall was entering Sentul Selatan, CHL was able to acquire 25 Ha of landbank to build an international high-end housing development.
CHL had the wonderful honor of entering a joint-venture agreement with Perennial Holdings, a subsidiary of Wilmar International, and Qingjian Group for the development of 25 Ha land in Sentul Selatan, henceforth referred to as The Sanctuary Collection.
Perennial Holdings’ international development experience in architectural details was the perfect fit to create a dream home in Sentul Selatan.
Perennial and Qingjian owns 60% stake in the IDR 2.0 Trio project.
CHL’s first commercial project was launched in 2019, in the prime CBD location of Emerald Bintaro.
With the entrance of international retail F&B brands, such as McDonald’s, KFC, Pizza Hut, and Burger King, CHL was confident in creating a commercial space that allowed millennials to open a business at an affordable price range.
Adopting design concepts from Sydney and Bangkok, MARCHAND Hype Station has achieved 80% unit sales per Jan-2022.
Despite of the COVID-19 pandemic, CHL sensed the buyers’ needs of houses in back-to-nature environments, as many residents were opting to move out of Jakarta.
Our decision to launch made us the first real estate developer to launch a product after the pandemic begins. Despite of the higher sales risk, Tanglin Parc managed to achieve outstanding sales, and has achieved 97.5% units sold per Jan-2022.
Further sensing market demand and acceptance for the houses at Tanglin Parc, CHL decided to launch Newton Springs with the exact same design as Tanglin Parc, which reduces the time and costs required to prepare for a new parcel launch.
While an uncommon practice in the real estate world, this decision paid off as we have achieved 68% units sold per Jan-2022.
